ATHERAC Location also handles insurance, claims management, and resolution of any disputes with guests. We provide regular reporting and performance tracking to maximize the profitability of your property. We offer administrative and accounting management to ensure compliance with your legal obligations, property owner account re-issuing, and accounting oversight.

Are the integration fees my responsibility ?

No, you will not be charged any fees for integrating your property into our rental portfolio. We cover all costs related to the photo shoot, setup, creation of listings, as well as the writing and translation of descriptions. Therefore, you will not have to pay any fees to start working with us.

Can I occupy my property during the management mandate ?

Yes, as the owner, you can certainly occupy your property during the management mandate with ATHERAC. You just need to inform us of the periods when you wish to use it so that we can adjust the reservation calendar accordingly. We ensure that property management is flexible and tailored to your needs while optimizing the profitability of your property when it is available for rent.

How much can my property earn me ?

Who will clean my property ?

We work with selected external cleaning companies known for their professionalism, quality, and reliability. Additionally, we have three dedicated housekeepers in-house who specifically oversee the properties we manage. Their role is to supervise the meticulous upkeep and maintenance of your property. Ensuring the care of your property is one of our top priorities.

How can I join the PREMIUM range ?

Our PREMIUM range is distinguished by high-end amenities and features to provide a superior experience. Currently, this range includes 12 individual chalets equipped with spas, exceptional locations, refined design, and dedicated customer service. The PREMIUM range is marketed through a specific and demanding distribution network, which involves additional costs. Owners who choose to join this range benefit from increased visibility but must agree to higher fees to cover the expenses related to this exclusive marketing.

What is the amount of the fees ?

Our fees are 20.8% excluding VAT for standard management mandates and 24.8% excluding VAT for parahotel management mandates. For your information, the current VAT rate is 20%. Our fees are calculated on the rental amount, excluding vacation service fees (cleaning, linen, personalized welcome, etc.). For comparison, an online platform like Airbnb charges around 19% (between 14% and 16% commission, plus an additional 3% for traveler fees). This commission does not include any property management services, only guest search, which is one-tenth of the services offered by a rental agency!
